Sovereign AI for Swiss-romande property managers

80% less
repetitive admin work.
Your managers keep control.

We install sovereign AI agents — data in Switzerland, compliant with the nFADP, human approval at every step: application sorting, tenant requests, document extraction. Delivered in 7 days.

A manager spends ~3 h per listing sorting. The agent: 2 minutes, plus their approval.

Satisfied or refunded — 60 days to judge on your real files.
Lake Geneva region · Geneva – Lausanne Data hosted in Switzerland Satisfied or refunded — 60 days

A listing goes live. The files land by the dozen. Someone has to read every one.

The housing shortage turns every letting into an avalanche of applications — and your managers sort them by hand, between two calls. This work is necessary. It doesn't deserve their best hours.

4–17h

of triage per letting

Read, score and answer 50–100 files by hand. For every property. At every letting.

0.34%

vacant housing in Geneva

A record-low vacancy rate (FSO, 2025) — 0.89% in the canton of Vaud. In a shortage, every listing triggers a flood of applications.

Vacancy rate: FSO, June 2025 — Vaud: Statistique Vaud. Triage time: estimate based on our audits and public benchmarks — it varies with the number of applications and the tools already in place.

Live demo

One listing, 80 applications. Watch the agent sort.

Scoring, acknowledgements, chasing missing documents, draft rejections, shortlist to the owner — under human approval. Run it: everything happens in your browser.

Live demo

1 listing · 3.5 rooms, Lausanne · CHF 2'100/month

Demo on fictitious applications. The scoring (rent-to-income ratio, completeness, debt-collection record) runs in your browser — no data is transmitted or tracked, and the final decision stays human (nLPD). In production, the agent connects to your inbox and your software, under your supervision.

Setup from CHF 2'900, delivered in 7 days — then a fixed monthly subscription from CHF 690, capped and announced in advance.

Double guarantee: 8 out of 10 test files handled correctly at 30 days, or refunded. And at 60 days, not convinced? You stop — and the setup is refunded.

Estimate

How much your firm could reclaim.

An indicative estimate based on three variables. At a typical firm's volumes, the setup pays for itself within a few weeks — check it with your own figures. The inputs never leave your browser.

Indicative estimate. The real gain depends on the quality of your data, the automated processes and the monthly volume. The free audit refines this estimate, and a guarantee covers the start: 8 out of 10 test files handled correctly, or the setup is refunded. None of your inputs is transmitted or tracked — the calculation runs locally in your browser.

What comes next

Triage is only the start.

Same agent, same human approval — applied to the rest of your back-office: tenant requests, follow-ups, documents, CRM.

Differentiation

Not another SaaS. Not a CHF 50,000 consultant. Not a replacement for your managers.

Our automations plug into what you already run — Quorum, Garaio, AbaImmo, Rimo. We replace nothing. We don't add yet another tool.

Criterion Us Hiring Generic SaaS IT consultancy
Time to go live 7 days 8–12 wks 1–2 wks 3–6 months
Monthly cost fixed and capped CHF 5–8'000 CHF 200–500 CHF 15–50k project

We do not replace Quorum, Garaio, AbaImmo or Rimo. We connect to them. These tools manage your mandates. We automate the inbound flows — emails, forms, documents, applications — that ultimately land in them and that today consume your team's time on manual entry.

How we work with you.

  1. 01

    Audit

    30 minutes

One call. We map your process and estimate the gain. No system access required.

  2. 02

    Scope

    days 1–2

Authorised systems, accounts, roles, limits — written and signed before any access.

  3. 03

    Dry run

    days 3–6

The agent runs in read-only mode on your test files. You validate the outputs.

  4. 04

    Production

    day 7

You approve. The agent starts, the 30-day guarantee begins, the audit log stays with you.

Your security is not an option. It is our method.

What we never do

  • Access without written authorisation
  • Go-live without a dry run
  • Storing passwords in plain text
  • Copying data to third parties without agreement
  • Logging sensitive data unnecessarily

What we always do

  • Written and signed scope
  • Access strictly limited to what is needed (least privilege)
  • Dry run before any go-live
  • Audit log the client can consult
  • Rollback possible at any time

Security analysis carried out before every engagement.

Frequently asked questions

The questions we get asked most often.

What happens if the agent makes a serious mistake?

No critical action is executed without explicit human approval. Before going to production, the agent runs as a dry run — you see exactly what it would do, with no send and no write taking place. Every action is then traced in an audit log that you can consult, and a rollback plan is defined before the start. Unexpected behaviour? Access is revoked in seconds, the previous state restored.

Can the agent decide on its own who gets a flat? What about discrimination (art. 21 nFADP)?

No. The final decision always stays human — never a solely automated individual decision within the meaning of art. 21 nFADP. The agent prepares and ranks the applications; your property manager reviews each case and decides, with the real power to overturn any proposal. The scoring excludes name, nationality, age, marital status and any indirect criteria that could reveal them: it relies only on objective, verifiable criteria — effort ratio, completeness of the file, debt-collection register extract. These criteria are explainable and auditable. A data protection impact assessment (DPIA, art. 22 nFADP) is carried out for every deployment and handed to you — it's a deliverable, not a checkbox.

Does my data go to OpenAI or an American LLM?

We choose the model according to the sensitivity of the data processed. For personal data of tenants and owners, we operate through LLMs hosted in Switzerland or the EU, or locally depending on the contracted scope. No client data is used to train models. The routing, the providers used and the processing zones are documented and signed before any start.

We already have software (Quorum, Garaio…). Why you?

Fidenix is not a replacement: it is a complementary layer, designed to plug into your existing line-of-business software — Quorum, Garaio REM — and your mailbox. The agent works on top of your tools, under your supervision, taking on the repetitive paperwork those programs don't handle. You keep your management system; we take the manual work around it off your hands.

Are you going to replace my staff?

No. We take the paperwork off the back office — triage, data entry, follow-ups — so your property managers can focus on high-value work: mandates, the owner relationship, judgement calls. We free up time; we replace no one.

What happens if you disappear or get hacked?

Every workflow we design is documented in plain terms: functional specification, flow diagram, prompts and code. These artefacts belong to you by contract from delivery — the operation can be brought in-house or handed to another provider, with no proprietary format and no black box. On security: access to your systems is limited to the minimum required and revocable at any time; no credentials are stored in clear text.

What is the total cost — not just the starting price?

The model is simple: a one-off setup (from CHF 2'900, delivered in 7 days), then a fixed monthly subscription from CHF 690 — capped, announced in advance, cancellable monthly, no surprise invoices. It covers ongoing supervision, compliance and infrastructure costs. No software licence cost, no hidden fees. The exact figure, in writing, at the free audit — before any commitment. Worth noting: finding a tenant is already billed to the owner (special letting fees) — the budget for this work already exists in your model. At typical volumes, the setup pays for itself in under a month.

Do you have reference clients?

No — we're just starting. We'd rather tell you than dress it up. That's exactly why the risk sits with us, not with you — double guarantee: if after 30 days the agent doesn't correctly handle at least 8 out of 10 test files, we refund everything. And at 60 days, not convinced? You stop, and the setup is refunded. The figures presented are conservative estimates based on real audits and public benchmarks of the Swiss real estate sector. Public references will be added as soon as clients agree to their publication.

Who is behind Fidenix?

Fidenix is run from Lausanne (Vaud) by a specialist in IT infrastructure and systems — a Swiss systems-administrator background, not a marketing agency. You talk directly to the person who designs, deploys and supervises your automations. That's also why the doctrine is cautious: access strictly limited to what is needed, systematic human approval, data hosted in Switzerland.
